Margate Residents Urgently Seek Lobbyist to Help Stop Golf Course Rezoning Scheme
Margate, Florida – The residents of Carolina Club are sounding the alarm once again as a new developer, Rosemurgy Properties, attempts to rezone and redevelop the beloved Carolina Club Golf Course — this time without transparent community input. The community is urgently seeking a lobbyist or advocacy group to represent their interests and stop this massive, unwanted transformation of their neighborhood.
A Familiar Battle Returns
In 2018-2019, the Carolina Club Golf Course closed its doors. A company called 13th Floor attempted to rezone and redevelop the land but was met with overwhelming resistance from residents who packed City Hall in protest. That proposal ultimately failed.
Fast forward to 2025: a new developer, Rosemurgy Properties, is now seeking approval to build:
• 377 Townhouses
• 507 Multi-Family Apartment Units
• 57,000 SQ FT of Commercial Space
The developer, represented by Greenspoon Marder LLP, has submitted Application #24-00400057, a Land Use Plan Amendment for 148.552 gross acres located at 3011 N Rock Island Rd, Margate, FL 33063 (Folios: 4841 23 00 0020 and 4841 23 06 0040).
A Threat to the Neighborhood and Environment
The City of Margate originally allowed for higher-density homes in the Carolina Club community under the condition that the golf course would serve as permanent green space. This vital promise is now at risk of being broken.
Residents are deeply concerned for many reasons:
• Traffic Congestion: The roads are already overburdened; this development would make it worse.
• Overcrowded Schools: Local schools are stretched thin — more families mean even fewer resources per student.
• Environmental Impact: The golf course is home to wildlife that will be displaced, causing potential hazards to pets and homes.
• Toxic Land: Past discussions revealed pesticide contamination and a superfund site tied to an old gas tank on the property — these issues remain unaddressed.
• Neglect by Design? The current owners are allegedly letting the property fall into disrepair — failing to mow the grass and allowing the clubhouse to rot — possibly to pressure the city and community into approving redevelopment.
A Fair Alternative Exists
Residents believe the land could be repurposed in ways that benefit the entire community:
• A public park
• Nature preserve
• Community recreational space
There’s even talk of interested parties who would consider restoring the golf course — possibly for just $5–$7 million — a fraction of the reported $20 million incentive currently on the table to convert it into housing and commercial property.
We Need Everyone to Step Up
Now is the time to act. We have strength in numbers — thousands of residents who care deeply about the future of our neighborhood. If just 1,000 residents donate $10 to $50, we will have more than enough to hire a powerful lobbyist, legal team, and PR support to fight this development and hold the City accountable.
